The Southeastern Pennsylvania Transportation Authority (SEPTA) has issued a Request for Information (RFI) relating to planned mixed-use, transit-oriented development (TOD) at Germantown Station. Responses will be accepted until July 10.

The station, on the Regional Rail Chestnut Hill East Line, is located in the Germantown historic district. The primary site targeted for development is a roughly 1.4-acre vacant lot at 120-128 E. Chelten Ave. In cooperation with the Germantown community, SEPTA has created the Germantown Station Area Concept (SAC) Plan, which includes commercial and living space, station access and public amenities, SEPTA officials said in a press release.

The Germantown SAC is also considering development of SEPTA’s East Armat Street Bridges at 5547 Lena St. and associated wooded properties.

The RFI process is intended to gain market insight from developers to aid in SEPTA’s work with the city of Philadelphia on solicitation and zoning; it is not a developer or vendor selection process. A formal Request for Proposals (RFP) will be issued in the future, SEPTA officials said.

The project is a continuation of SEPTA’s Transit Oriented Communities (TOC) Program, which encourages equitable and sustainable community development through the pursuit of joint development opportunities. Other TOC projects in various stages of screening and development include the Ambler, Conshohocken and Langhorne stations.
