Gulf Inland Logistics Park developer gains investment firm backing

Liberty Development Partners, the infrastructure operator and developer behind Gulf Inland Logistics Park, has secured financial investment from Wafra Inc., a New York-based alternative investment firm.

The partnership provides Liberty with capital and institutional resources to continue developing the logistics park and pursue additional rail-served infrastructure and industrial opportunities, Liberty officials said in a press release.

Gulf Inland is located northeast of Houston in Dayton, Texas. The approximately 3,900-acre rail-served industrial site has direct access to major highways and has direct connections to Union Pacific Railroad and BNSF Railway via Liberty's CMC Railroad, which provides switching and rail-car storage services. 

Liberty acquired the park in 2022 and has since expanded the site by about 2,750 acres, invested in its transportation and utility assets, and secured a base of industrial and manufacturing customers. The investment from Wafra comes amid strong demand in the Houston region from manufacturing, distribution, energy and logistics users, Liberty officials said.

"Rail-served industrial property is difficult to replicate. Industrial users increasingly require large sites with reliable transportation infrastructure, access to labor and proximity to major population, manufacturing and distribution centers," said Paul Connor, principal of Liberty. "Gulf Inland brings those attributes together in one location, and we believe Houston and the Gulf Coast provide an exceptional foundation from which to grow our platform."

The existing Liberty management team will continue to lead the development and operation of Gulf Inland and CMC Railroad, working alongside Wafra to evaluate and pursue other expansion and investment opportunities.
