OmniTRAX has acquired a 25-acre site in Casa Grande, Arizona, to expand its Phoenix industrial outdoor storage (IOS) portfolio. The acquisition highlights the need for specialized storage yards fueled by manufacturing and nearshoring booms, OmniTRAX officials said in a press release.
IOS demand in the Phoenix market continues to outpace nationwide demand. The Casa Grande submarket demand is even more intense, paced by the high density of advanced manufacturing infrastructure in South Phoenix and the geographic nearshoring advantages from the Arizona/Mexico border, company officials said.
The purchase follows OmniTRAX's 2024 acquisition of the Sonoran Valley Railroad and Central Arizona Commerce Park, part of its $100 million commitment to build a national network of rail-served real estate sites. The new parcel will host IOS and transload services for industrial customers serving Phoenix and the Southwest.
Located near the intersection of Thornton and Peters roads, the new site is surrounded by a high concentration of industrial leaders including Hexcel Corp., Lucid, LKQ, Tractor Supply Co. and Wright Asphalt.
"The Casa Grande acquisition is our latest commitment to the Southwest region and the IOS market," said OmniTRAX SVP Chris Tecu. "The location combines exceptional rail connectivity with custom transload and logistics solutions in one of our nation's highest population centers."
