The Washington Metropolitan Area Transportation Authority (WMATA) has released a Request for Proposals (RFP) for the development of a 3.4-acre parcel of WMATA property next to the Braddock Road station in Alexandria, Virginia.
“Braddock Road is an opportunity to transform underused transit property into a walkable, mixed-use destination that brings more homes and neighborhood-serving amenities close to reliable transit,” said WMATA General Manager and CEO Randy Clarke in a press release. “We are looking for a development partner with the creativity, experience and financial capacity to deliver a project that strengthens the station, supports Alexandria’s growth, and creates long-term value for Metro and the region.”
WMATA's analysis indicates the property could support about 420,000 square feet of development, up to 380 residences and 21,000 square feet of retail space.
Located at 720 N. West St., the Braddock Road station is served by the Blue and Yellow heavy-rail lines and multiple bus routes. As part of the joint development project, the selected developer would also deliver improvements to the transit facilities, including the station's bus loop and drop-off zone.
The Braddock Road solicitation advances WMATA's 10-Year Strategic Plan for Joint Development, which established a goal of advancing 20 joint development projects by 2032.
