TexAmericas' rail-served Brazos site ready for development


TexAmericas Center yesterday announced its rail-served Brazos site has been qualified as  "shovel ready" and suited for industrial development on the TAC East Campus in Texas.

The 250-acre Brazos site is a greenfield development situated at the southeast corner of the intersection of Cass and Oak streets in Texarkana, Texas, adjacent to a rail spur and served by all utilities. The site is positioned to be the prominent development location near entry to the TAC East Campus, TexAmericas Center officials said in a press release.

The property was a wooded buffer area separated a former industrial tract from adjacent roads and other land uses on the former U.S. Army facility.

"The Brazos Site is an exceptional location for major development, with soil suited for large construction, direct access to water and sewer, low-cost electrical power, high-speed fiber, natural gas and impressive proximity to a logistics corridor that gives direct access to major interstates while being a Union Pacific Railroad-served site,” said TexAmericas Center CEO Scott Norton.

Earlier this year, TexAmericas Center launched its qualified sites program designed to speed up the site-certification process for companies locating to its 12,000-acre development in northeast Texas.

TexAmericas offers an on-site rail yard and 30 miles of track on its properties. It is served by subsidiary TAC Rail, which offers transload and rail-car storage and movement services. The company also provides third-party logistics services to assist tenants with inventory management, warehousing and fulfillment needs.
